When is the best time to start searching for a rental?
It’s ideal to work with a REALTOR® early in the process to receive expert guidance. Most tenants begin searching and attending showings about 30 to 60 days before their desired move-in date. This timeframe offers the best selection of listings and increases your chances of finding the perfect home to move into on schedule.
Are pets allowed in rental units, and are there any pet fees?
In Ontario, tenants generally have the right to keep pets in their rental units. Under the Residential Tenancies Act, any clause in a lease agreement that prohibits pets is considered void and unenforceable. This means that even if your lease states “no pets,” you are legally allowed to have a pet in your home.
However, there are exceptions to this rule. Landlords can request the removal of a pet if it causes significant damage to the property, creates excessive noise, poses a danger to others, or if the landlord or another tenant has severe allergies. Additionally, if the rental unit is part of a condominium, the condominium’s bylaws may prohibit pets, and these rules must be adhered to.
Regarding pet fees, landlords in Ontario are not permitted to charge additional fees or deposits specifically for pets. Any clause in a lease agreement that requires a pet deposit is also considered void and unenforceable .
